For Our Investor Clients
With our financial expertise, experience in managing renovation work, and local market knowledge, we do quite a bit of investment work with clients. If you’re listing a real estate investment property with us, we handle everything about the sale for a listing commission of 2%. For each additional property of yours listed with us within 365 days of closing of your last listing with us, we charge 1.5% for our services, payable at closing. For that, we likewise handle everything about the sale of your property.
When you list an investment property, you also need to offer compensation to the real estate firm that brings a buyer. We can talk with you about the specifics once we know about the nature of the property and where it is located. By the way, if we get buyers for your property who do not have an agent, you would not owe the buyer commission to anyone. We do not accept additional compensation for two sides of the same transaction.
If you’re buying an investment property with us, you can count on us to provide a wealth of data, ranging from likely rental values for ROI calculations to feature sets that can help to promote long-term appreciation in addition to an income stream. Estimates on renovation costs? We can get those. Zoning, covenants, and restrictions questions? Part of the process. And, we’ll chip in $500 at the time of closing from the commission offered by the sellers’ firm to help cover your inspection costs.
